New Zealand records land in two related ways. A survey plan defines the parcels, and the title register records the rights held over them.
A title can cover several parcels, and a parcel can be part of a larger title. For that reason the number of titles and the number of parcels differ, and this page counts parcels.
A legal description names the lot or section and the plan it belongs to. "Lot 1 Deposited Plan 12345" is a typical form, and a prefix such as "Part" signals that only a portion of that lot is meant.
Legal descriptions are more precise than a street address because they stay with the land when street names or numbers change.
Regional figures on this page follow land districts, the areas used to organise New Zealand land records. They are not the same as regions, cities or districts run by councils, so a land district such as Canterbury can look different from the council area with the same name.
Councils value properties so they can set rates. A valuation lists a capital value, a land value and the value of improvements, and valuations are refreshed on a regular cycle.
Because each council publishes on its own terms, valuation coverage is partial. A valuation is an assessment for rating, not a sale price.
